These terms govern your use of the Deal Analyser website and mobile app, operated by Global Tech Develop Ltd ("we", "us"). By creating an account or using the calculator, you agree to these terms.
What Deal Analyser is
Deal Analyser is a calculation tool for UK property investment strategies (serviced accommodation, HMO, buy-to-let, and others). It performs arithmetic on figures you enter and shows you the results — it does not source deals, recommend specific properties, or manage transactions on your behalf.
Not financial, legal, or tax advice. Deal Analyser is a calculator, not an adviser. Every figure it produces — cash-on-cash return, yield, SDLT estimates, profit projections, the Land Registry price-check — is based on the numbers you enter and general assumptions, and is provided for illustration only. It does not account for your personal circumstances, and it is not a recommendation to buy, sell, or invest in any property or in property generally. Property investment carries risk, including the risk of financial loss. Before making any investment decision, take independent advice from a qualified financial adviser, solicitor, and accountant.
Accuracy of calculations
- Stamp Duty Land Tax (SDLT) figures are estimates based on published rates at the time of writing and may not reflect your specific situation (first-time buyer status, additional-property surcharges, non-UK residence, or subsequent rate changes). Always confirm the actual figure with a solicitor or conveyancer before exchange.
- The Land Registry price-check compares your entered price against a median of recent sales in the wider postcode district — it does not account for property size, condition, or exact type, and is not a valuation. A RICS valuation is the appropriate tool for that.
- Mortgage, yield, and profit calculations use the figures and assumptions you provide; changing an assumption changes the result. We are not responsible for decisions made based on inputs you provide.

- You're responsible for keeping your password confidential and for all activity under your account.
- We use email-based two-factor authentication and, where you choose to use it, Google or Freedom Property Academy sign-in, to help keep your account secure.
- Tell us immediately if you believe your account has been accessed without authorisation.
Acceptable use
You agree not to: use automated tools to scrape or overload the service; attempt to bypass authentication or access another user's data; reverse-engineer the calculation engine for a competing product; or use the service for any unlawful purpose.
Intellectual property
The Deal Analyser software, design, and branding are owned by Global Tech Develop Ltd. You retain ownership of the deal data you enter and save.

Sold-price data is sourced from HM Land Registry Price Paid Data, © Crown copyright and database right, licensed under the Open Government Licence v3.0. Blog content links to third-party news sources; we don't republish their articles and aren't responsible for their content.
Limitation of liability
To the fullest extent permitted by law, we are not liable for any loss arising from your reliance on calculations, figures, or information provided through Deal Analyser, or for any investment decision you make. Nothing in these terms excludes liability that cannot lawfully be excluded, including for death or personal injury caused by negligence, or for fraud.
Ending your account
You can stop using the service and request account deletion at any time. We may suspend or terminate accounts that breach these terms.
Changes to these terms
We may update these terms from time to time; continued use after a change means you accept the update.
Governing law
These terms are governed by the law of England and Wales, and any dispute will be handled by the courts of England and Wales.
