Read this before you use it
1. Upload the pack
Uploads are held in the server's memory for 45 minutes, are cleared by a restart, and are not added to your saved deals.
Where your pack goes: to read it, we send the PDF to Anthropic's API, which processes it and returns the analysis. It is not used to train any model. We clear the upload after 45 minutes and the report, which quotes from the pack, after an hour; what stays in our audit log is that a run happened - file names, page counts and what was charged - not the pack's contents. A legal pack often contains other people's personal information - the seller, tenants, occupiers - so if you are uploading on a client's behalf, satisfy yourself you may share it before you do. 2. Tell us about your plan
A few questions before the read. Your answers shape what the analysis looks for and what the calculator link at the end carries. They do not change the one rule above: the report will not tell you whether to bid.
Which strategy do you intend for this lot?
The read pays closer attention to what would defeat that plan - a single-dwelling covenant against an HMO, a no-short-lets covenant against serviced accommodation, a sub-letting bar against rent-to-rent - and the calculator link opens on the right tab.
What is the guide, or the price you expect to pay?
Goes to the calculator as the purchase price. It is not sent to the analysis and the report will not compare it with anything: that comparison is the verdict this report does not give.
What do you want answered from the pack?
Each question is answered from the documents with the page it came from, or marked as not determinable from the files you uploaded. A question that asks whether to buy or what to bid is marked as outside what the report does, rather than answered.
Anything else we should know?
Context for the read - a planned extension, a lender's condition, a deadline. Treated as background, never as an instruction to the analysis.
3. Analyse
What was read
A low count is not a good sign and a zero count is not a clearance. It means only that this automated read did not locate the point in the files supplied.
